    Perhaps the term condotel, or condo hotel is new to you? It is really a normal hotel with all the facilities you would expect. Guests check into a room, (in the case of Mona Lisa an opulent one or two bedroom suite with fully fitted kitchen), enjoy the facilities, then check out. So far as guests are concerned, they have stayed in a top class hotel. The difference lies in the financial structure.

    Each suite is individually owned, much like a condominium or block of flats, and strictly controlled by condominium laws of Florida. Please understand - this is not a timeshare. Owners receive freehold title and can use their suite any time. They can sell, lease, or dispose of it like any other freehold, fee simple property. Income from bookings is split between management and owners. Mona Lisa will cater to more affluent clients and conferences coming to Orlando, not just tourists. The hotel is literally across the road from Celebration Hospital and Celebration Place, occupied by many well known companies, including Disney Cruises. An agreement has been made with the hospital to offer visitors preferential rates.

    Some condoles are just converted motels which have caused them to receive an unfair reputation. But not even many new hotels are the high standard of Mona Lisa suites in Celebration. There are 240 top class luxury furnished one and two bedroom suites, with luxury kitchens, furnishings and balconies (see room layouts).

    They say location is everything for hotels and Mona Lisa suites could not be better placed. (see directions). Only a few minutes from Disney World, it is a prominent location at the entrance to the beautiful town of Celebration. At the intersection of three major roads it is very accessible to Orlando’s Convention Center and conventioneers already stay in the area. Mona Lisa is within walking distance of Water Tower Plaza, a new development of shops, restaurants and other facilities at the entrance to Celebration. Old Town Kissimmee is a few minutes drive, and has many attractions, restaurants, thrill rides and old fashioned amusements, including a weekly antique car show. The Magic Kingdom is less than two miles. Celebration golf offers concessionary rates to Mona Lisa guests. 

    Condo laws of Florida prevent publication of estimated income from this type of investment, but general hotel occupancy is currently around 80% in Orlando - tourist capital of the world. Marketing is done by the hotel, and rooms will be allocated on a rotation basis and income proportioned between the suite owner and the hotel administration. Suite rates will be comparable with similar luxury hotels near Disney.
