Where is Mona Lisa at Celebration located?
Mona Lisa at Celebration is at the entrance to the award-winning town of Celebration, Florida, at the Southeast corner of 1-4 and US Hwy 192, just minutes from Walt Disney World, south Orlando. It is adjacent to the Celebration Place office park, and across the street from Celebration Health hospital. The hotel is visible when traveling along US hwy 192 heading East or West from Walt Disney World.

Is there a restaurant?
The hotel includes a high-class second floor formal dining restaurant with outside patio overlooking the pool. The ground floor bar also has a dining section serving breakfast, lunch and dinner along with additional outdoor patio seating in the courtyard.

Will transportation be provided to Walt Disney World, Downtown Celebration and/ or Celebration Golf Club?
Multiple modes of transportation are available for hotel suite owners and guests between the hotel and Walt Disney World, Downtown Celebration and Celebration Golf Club. These will include a shuttle bus service, rental of neighborhood electric vehicles, and a car service.

Are the suites furnished and professionally decorated?
Yes. Interior design is by a collaboration of Morris Adjmi Architects and Duffy & Partners, two world-class and highly acclaimed design firms.

What furnishings are provided with each suite?
Each suite is fully furnished with modern appliances, furniture, and decorative items, (see virtual tours)  to a high standard.

What insurance is required for my suite?
Each  owner is responsible for insuring their suite and all personal property therein, other than furnishings. Each owner is expected to carry contents insurance, with endorsements for leakage, seepage, and wind driven rain, additions and alterations, and loss assessment protection, or recognize that the owner bears financial responsibility for any damage to property or liability to others that would otherwise be covered by insurance.

What are the monthly hotel amenities unit fees and what do they cover?
Depending on the square footage  of the desired unit the monthly hotel amenities unit fees range from $24 to $41 per month. This amount covers the owner's pro rata share of the Hotel Amenities portion of the common expenses included in the COA fees.

Income from occupancy.
Income varies according to occupancy and general hotel occupancy is currently around 80% in Orlando - tourist capital of the world. For specific income rates contact New World Real Estate who will have up to date figures.

Who markets the hotel?
Marketing is done by the hotel management.  Suites are allocated on a rotation basis and income proportioned between the suite owner and the hotel administration. The management will spend the amount they deem necessary to maximize the revenue from the units in the rental program. The actual amount will be determined by market factors.

What system will be used to determine how units are rented and what is the onsite management split of income?
Suites will be rented on a rotation based on the specific requests of hotel guests. In the event that a hotel guest requests a specific type of room, the next in rotation will be rented. Unit income is split 60% to the unit owner, 35% to the developer, and 5% to a reserve for maintenance and repair of unit interiors.

Is the on-site management program mandatory, and what services are provided?
No. However, it is designed to be very attractive to owners, the benefits of which include: quarterly accounting of unit revenues and taxes; insurance for the individual units themselves including all personal property therein: cleaning and day-today maintenance of unit interiors; reservation system and advertising; maid and linen services; maintenance of unit air handling equipment; complimentary cable television and high-speed internet; check-in/check-out services; and, response to maintenance and service calls.

Is there a limit to how long I can stay in my unit?
Unit owners are limited to personal use of 179 days per year. This restriction is based upon local hotel zoning, rather than imposed by the management.

How much notice do I need to give when I would like to stay in my unit?
To maximize the income from suites, management would like as much notice as possible to permit advance bookings. Per the prospectus, a minimum of 90 days notice is required. In the event that a unit owner provides less than 90 days notice, such requests will be accommodated if the suite is not otherwise reserved or the reservation can be shifted to another suite.

Is there a fee associated with using my unit?
No, there are no fees associated owner’s personal use. In the event the owner would like housekeeping services while using their suite, a per diem charge will apply that equals the actual cost to the management company to provide such services.
